Structural

The works that precede any covering: foundations, structural frame, insulation and first-fix services.

    Columns, beams and slabs built to the approved structural drawings.

    Foundations

    Excavation, soil treatment, footings and rafts sized to the soil report.

    Tools & equipment

    Site plant, formwork, scaffolding and lifting within the contracted scope.

    Structure

    Block work, partitions and the walls forming the internal layout.

  • 05

    Insulation

    Thermal, water and acoustic insulation applied before anything closes over it.

  • 06

    Plumbing & wiring extension

    First-fix pipework and conduit routed and tested before the walls are closed.

  • 07

    Preparation & handover

    The structural stage closed out with a survey, photographs and a signed record.

Finishing

The visible surfaces of the building: ceilings, floors, walls, openings, facades and the surrounding areas.

    Ceilings

    Gypsum, suspended and decorative ceilings, with the lighting layout approved beforehand.

  • 09

    Doors & windows

    Openings supplied, fitted, sealed and adjusted for proper closure.

  • 10

    Flooring

    Tile, stone, parquet and screed laid to level and to a set-out plan.

  • 11

    Wall finishes

    Plaster, paint, cladding and wallpaper over a prepared, approved substrate.

  • 12

    Sanitary & electrical fixtures

    Second fix: outlets, switches, taps and sanitary ware installed and tested.

  • 13

    Landscaping

    Hardscape, planting, irrigation and exterior lighting.

  • 14

    Facades

    Cladding, glazing and facade detailing, including maintenance access.

Furnishing

The fit-out that prepares the building for use: kitchens, joinery, appliances, furniture and soft furnishings.

    Cabinetry, worktops, appliances and service connections as one package.

    Furniture & upholstery

    Loose furniture selected, sourced and placed to the approved layout.

    Wooden furniture

    Built-in joinery: wardrobes, panelling, doors and made-to-measure carpentry.

    Furnishings

    Curtains, rugs and textiles specified within the approved interior scheme.

    Electrical & sanitary appliances

    Appliances supplied, installed, commissioned and registered under warranty.

    Accessories

    Ironmongery, light fittings, mirrors and final finishing details.

    Inspection & handover

    A room-by-room inspection against the furnishing schedule before sign-off.

Monitoring & handover

Acceptance records for each stage, quality inspections, deliverables tracking, and the final handover file.

    Signed off against drawings, test results and the site records.

    Finishing handover

    Accepted after a snag list is raised, closed and re-checked.

    Outfitting handover

    Furnishing and fit-out handed over with inventories and warranty documents.

    Quality monitoring

    Scheduled inspections and material conformity checks throughout the works.

    Deliverables tracking

    A maintained list of deliverables due, the responsible party and the date.

    Reporting

    Progress reports with photographs, quantities and the variance against plan.

    Certification

    Test certificates, as-built drawings and operating documents collected in one file.
